The best SLA maintenance software for a Portuguese business is the one that turns each contract clause into a timer on a work order, warns the team before a deadline is missed, and produces a report you can show the customer. For most maintenance contractors, facilities firms and industrial maintenance teams, that means a CMMS or field service platform with configurable response and resolution targets, mobile technician apps, and integrations with your ERP. Below we compare FullyOps, Infraspeak, Cegid Valuekeep and the other types of tool that show up in searches, and explain how to choose.
TL;DR
- SLA control lives in the work order: a good tool starts a clock when a request arrives, tracks response and resolution separately, and alerts before a breach.
- Help desk and IT service tools manage SLAs well but are not built for assets, technicians in the field or preventive maintenance schedules.
- FullyOps combines asset lifecycle, work orders, analytics and real-time field data in one platform, with Basic, Professional and Advanced plans; prices are given on request.
- Infraspeak and Cegid Valuekeep are the other maintenance-specific options most often considered in Portugal; check each against the criteria in the table below.
- Test any shortlisted tool with three of your real contracts before you sign.

What “SLA software” means for maintenance teams
Search for this topic and you will see three different kinds of product mixed together. Software directories list dozens of CMMS tools. Help desk guides rank Freshdesk, Zendesk or Freshservice. IT monitoring vendors sell SLA reports for servers and applications. Only the first group is designed for physical assets.
A maintenance SLA is different from an IT ticket SLA in four ways:
- The work happens on site. The clock depends on dispatch, travel, access to the building and parts, not just on someone answering a ticket.
- Targets vary by asset and priority. A lift stuck with people inside, a chiller in a data room and a broken door handle do not share a deadline.
- Preventive work is also contractual. Many contracts promise a number of scheduled inspections per year, so a missed planned visit is as much a breach as a late repair.
- Evidence matters. Customers and auditors want timestamps, photos, signatures and the materials used.
So the useful question is not which tool has an SLA module. It is whether the tool ties SLA rules to work orders, assets, technicians and reports at the same time.
What to check before you compare vendors
Use these seven criteria on every option. They come from how SLA breaches actually happen: a request is logged late, nobody sees the deadline approaching, the technician cannot record the visit on site, or the report is rebuilt by hand at month end.
- SLA configuration. Can you set separate response and resolution targets per customer, site, asset category and priority? Can the clock pause when you are waiting for the customer or for access?
- Business calendars. Does the clock respect working hours, weekends and Portuguese public holidays, or does it run around the clock for contracts that do not require it?
- Alerts and escalation. Does the system warn a supervisor at, say, 75% of the target, and escalate automatically, or does someone have to look at a list?
- Mobile workflow. Can technicians accept jobs, log arrival and completion times, add photos and get a customer signature offline?
- Preventive maintenance. Are recurring plans generated as work orders with their own due dates, so planned visits count towards compliance?
- Reporting. Can you export SLA compliance per contract, per customer and per period, with the breaches explained?
- Integrations and support. Is there an API or ready connector to your ERP and invoicing, and what is the support commitment? Some Portuguese implementers state it contractually: HeraPrime, which implements Cegid Valuekeep, advertises a 3-hour first-response SLA for its support.
If you are still writing the contracts themselves, our guide to maintenance SLA contracts and the clauses that prove your KPIs helps you define targets the software can measure.
The options compared
The table puts the main maintenance-specific options side by side. Where a vendor does not publish prices, we say so rather than guess: ask each for a written quote covering the user types and modules you need.
| Option | Le mieux adapté à | SLA and work order approach | Price information |
|---|---|---|---|
| FullyOps | Maintenance contractors, facilities firms and industrial teams that want assets, work orders, analytics and field data in one platform | Work order management, intervention tracking, time logging, automatic reports, role-based plans | Basic, Professional and Advanced plans; no published price, quote on request |
| Infraspeak | Teams that want a maintenance platform with dashboards and automatic alerts for delays | Task and work order tracking with status updates and alerts when a task slips | Not published in the pages we reviewed |
| Cegid Valuekeep | Companies already on the Cegid Primavera ERP range | Asset history, preventive plans, cost per asset | Not published in the pages we reviewed |
| Generic CMMS listings (for example GP MaTe, Trail) | Smaller teams comparing many tools in a directory | Varies by product; verify SLA timers in a demo | Check each vendor |
| Help desk tools (Freshdesk, Zendesk, Freshservice) | IT support and internal service desks | Strong ticket SLAs, limited asset and field features | Check each vendor |
The last two rows are included because they appear in the same searches, not because they are interchangeable with a maintenance platform.
FullyOps
At a glance. FullyOps is a cloud asset and field service management platform for companies that maintain industrial, facility, automotive or electronic assets. Plans are tiered by feature set and user type (technicians, administrators, managers) and paid monthly or annually.
Core features. Work order management, intervention tracking, time logging, preventive maintenance scheduling, inventory tracking, operational analytics, automatic reports, user roles and permissions, and an API for integrations with other systems.
Pros.
- Asset lifecycle, work orders, analytics and real-time field data sit in a single platform, so an SLA report draws on the same records the technicians update.
- Roles and permissions separate what a technician, an administrator and a manager see, which keeps field entry simple and management views complete.
- Inventory sits alongside work orders, so a delay caused by a missing part is visible in the same place.
- Integration options mean you do not need to re-key data between systems.
Cons.
- Prices are not published, so you need a demo or trial to get a quote.
- It is built for B2B maintenance teams and service companies, not for individual technicians or households.
Who it is for. Facilities management firms, maintenance contractors, industrial manufacturers and operations managers with in-house or outsourced technical teams.
Pricing. Basic, Professional and Advanced, with no published price. See the FullyOps plans.
Infraspeak
Infraspeak is a Portuguese-market maintenance platform that brings tasks, equipment and teams into one system. According to a Winsig overview of the platform, dashboards show the status of work orders and team performance, and the platform sends an alert when a task is delayed. That alert behaviour is the feature to test closely against your own SLA rules. We found no public price list, so request a quote.
Cegid Valuekeep
Cegid Valuekeep is the CMMS in the Cegid Primavera range. As described by an implementation partner, it centralises history per equipment, automates preventive maintenance plans and shows the real cost per asset. It makes most sense if your finance and purchasing already run on Primavera, because the integration effort is lower. Confirm in a demo how response and resolution targets are configured and reported, and ask for a priced proposal.

Directory-listed CMMS tools
Directories such as GetApp list dozens of maintenance tools, among them GP MaTe and Trail, with user ratings. They are a useful way to build a longer list. Ratings tell you little about SLA timers, though, so use the criteria above, not the star score, to decide which ones deserve a demo.
Help desk and IT service tools
Guides ranking Freshdesk, Zendesk, Zoho Desk and Freshservice, such as this help desk roundup, are useful when your SLA is about answering tickets. They do not model assets, preventive plans or technician travel. Choose them only if your maintenance service is essentially a remote support desk.
Which one fits your team
Your situation points to a different shortlist.
- A contractor with multiple customers and different SLAs per contract. Prioritise per-customer targets, business calendars and exportable compliance reports. A platform with roles for technicians, admins and managers, such as FullyOps, suits this model because each customer can have its own priorities and reporting without exposing other customers’ data.
- An industrial plant with in-house maintenance. Your SLAs are mostly internal: response to production breakdowns and completion of planned preventive work. Asset history, preventive scheduling and inventory matter more than customer billing.
- A facilities firm covering HVAC, electrical and general services. Look for trade-specific workflows. FullyOps has pages on field service software for HVAC services and for electricians and contractors.
- A company already running Cegid Primavera. Put Valuekeep on the shortlist for integration reasons, and still compare it with a standalone platform.
- A construction subcontractor. Your SLA problems sit more in change orders and time tracking. Reading alternatives to Jobplanner for contractors can help you see what tools for that segment offer.
How to test SLA handling in a demo
A demo with a clean dataset will make every product look good. Ask the vendor to configure your rules instead.
- Bring three real contracts. Pick one strict (such as a 2-hour response), one standard and one with only preventive visits.
- Build the rules live. Ask the salesperson to set response and resolution targets, a working-hours calendar and a pause condition while you watch.
- Create a late job. Log a request, leave it alone and see what the system does at 50%, 75% and 100% of the target. Who is notified, on which channel?
- Close a job from a phone. Have a technician log arrival, work, photos and signature, and check that timestamps feed the SLA clock.
- Pull the report. Generate a monthly compliance report per customer. If you must edit it in a spreadsheet to make it presentable, note that.
- Ask about data and support. Where is data hosted, how are users and roles managed, and what response time does support commit to in writing?
It also helps to have a defined workflow before you configure anything. Our five-stage work order workflow shows the stages a request should pass through, and each stage is a natural place for an SLA checkpoint.
How to know the software is preventing breaches
Buying the tool is the start. After three months, these measures show whether it works:
- Compliance rate per contract. The share of jobs closed within target, tracked monthly, with the cause of each breach categorised (access, parts, dispatch, customer delay).
- Response compliance and resolution compliance, separately. A team can be quick to acknowledge and slow to fix, and the remedy differs.
- Near misses. Jobs closed after the 75% alert but before the deadline. A growing number means the alerts are working but capacity is short.
- Preventive plan completion. The percentage of scheduled visits done on time.
- Repeat failures per asset. If the same asset returns, the SLA is being met on paper while reliability is poor.
- Parts-related delays. Link breaches to stock-outs; suivi des stocks often removes the most avoidable ones.
Review these in a short monthly meeting with the person who owns each contract, and change targets or staffing in response, not only the reports.
Our perspective
We build FullyOps for maintenance teams, and the pattern we see most often is that SLA problems are rarely a software-feature problem alone. They are a data problem. When requests arrive by phone, e-mail and messaging apps, and technicians report hours at the end of the week, no SLA module can calculate an honest clock.
![]()
That is why we combine asset lifecycle, work orders, analytics and field data collection in one platform. The technician’s update on the job is the same record the manager reads in the report, so there is only one version of the facts. Roles matter here too: technicians should only need to see their jobs and a few fields, while administrators configure the rules and managers read performance.
Our advice, whichever product you choose: start with two or three contracts, measure for a quarter, and only then roll out to the rest. A tool configured well for a few SLAs beats one configured loosely for all of them. For the process side, our guide on the work order management process to reduce downtime is a good companion.

FAQ
What is the best software for managing maintenance SLAs?
The best choice is a maintenance-specific CMMS or field service platform, not a general help desk tool. It should configure response and resolution targets per contract, alert before a breach and report compliance. FullyOps, Infraspeak and Cegid Valuekeep are the main platforms to evaluate in Portugal, and you should test each against your own contracts.
Can a help desk tool handle maintenance SLAs?
It can for remote or IT support, where the work is answering and resolving tickets. It generally lacks asset records, preventive schedules and technician dispatch, which are central to maintenance contracts. If your technicians travel to sites, a maintenance platform is the better fit.
How much does SLA maintenance software cost in Portugal?
Most vendors in this category price by plan and user type and do not publish a list price. FullyOps, for example, offers Basic, Professional and Advanced plans with prices on request. Ask each vendor for a written quote that states the user types, modules, onboarding fees and billing period.
Do I need integration with my ERP?
If you invoice customers by contract or need cost per asset, yes. Check for an API or ready connector so that work orders, hours and materials flow into invoicing without re-entry. Companies on Cegid Primavera may find Valuekeep’s integration convenient, while API-based platforms suit mixed environments.
